Our management model is designed to support volunteer Boards by handling day-to-day coordination, communication, and oversight—while keeping governance and financial authority with the Association.
Note: Accounting and tax services are provided by a separate contracted vendor and are not included in the monthly management fee.
Maintain Association records and homeowner databases
Prepare Board and Annual Meeting notices, agendas, and minutes
Schedule and attend Board and Annual Meetings
Coordinate with the Association’s attorney and professional advisors as directed by the Board
Administer Association bills and expense tracking (Association retains financial control)
Conduct routine community inspections
Document observed covenant-related items with photographs and reports
Provide inspection summaries to the Board for review and direction
Assist the Board with consistent, documented compliance processes
All enforcement actions are Board-directed to ensure fairness and due process.
Coordinate vendor communications on behalf of the Board
Obtain and organize bids for maintenance and improvement projects
Assist with vendor contract negotiations for Board approval
Coordinate playground and common-area maintenance as needed
Assist with securing and maintaining property and D&O insurance
Serve as the primary point of contact for homeowner inquiries
Respond to homeowner communications following Board-approved actions
Distribute community updates, notices, and announcements
Manage and update Association websites and digital communication platforms
Prepare electronic flyers and communications for community events
